Home loans, made simple.

Getting a mortgage can feel complicated. I keep it straightforward — and you work with me, from the first call to the closing table.

When should you start?

Earlier than most people think. It costs nothing to find out where you stand, and what you learn early is usually what saves you money later.

If buying a home is somewhere on your horizon — this spring or next year — it’s worth a conversation now. I’ll show you what you’d qualify for today, what the payment actually looks like, and the one or two things worth changing if you want a better number.

Moving up in the Shoals?

The right house won’t wait for yours to sell.

You find the one, and then you hit the wall every move-up buyer hits: your down payment is tied up in the house you live in. Offer with a sale contingency and the seller picks someone else. Sell first and you’re moving twice.

There’s a better order. Buy first, using the equity you already have, then sell once you’re moved in.

  • 01See about how much of your equity could go toward your next down payment
  • 02Find out if you could make an offer with no home-sale contingency
  • 03Get your estimate on screen in about two minutes, with no credit check

Get to know me

I grew up not far down the road. My first experience living in the Shoals was all the way back in 2015 — I was 19, going through the Fire Academy. I spent the next six years working as a professional firefighter and chasing a dream of playing college football, which I accomplished… kinda.

The Shoals never quit calling me home though. After hanging up my cleats I came back to finish my BBA at UNA.

I’ve spent time in the insurance industry, which didn’t suit me well because I had a hard time selling a promise I ultimately had no control over. So I decided to start my real estate investment company with my HGTV fanatic mother. Turns out that’s not the most stable profession when you’re raising three beautiful little girls. So naturally mortgages were the answer.

This one stuck. It’s the first job I’ve had where the promise is mine to keep — when I give you a number, I’m the one standing behind it. I answer my own phone. I tell you early when something won’t work. And I stay on your file until it closes.

Home buying, made simple

Four steps, and you’ll know exactly where you are in them the whole way through.

01

Get pre-approved

A conversation and a short list of documents. You come out of it knowing your number and your payment, in writing, before you tour a single house.

02

Go house shopping

Shop with a real budget instead of a guess. If you want a payment on a specific address, send it to me and you’ll have it the same day.

03

Get your offer accepted

I call the listing agent so they know the financing is solid. That call has won more than a few offers that weren’t the highest on the table.

04

Closing day

You sign, you get keys. No surprises at the table, because anything that could’ve been a surprise got handled weeks before.

More ways to get you financed

Whatever you’re buying and however you earn, there’s usually a way to get it done. These are the ones that come up most around here.

Conventional & FHA

The everyday loans, run quickly and priced straight. Low down payment options for first-time buyers.

USDA

Much of the Shoals qualifies and most buyers never hear about it. Zero down on an eligible address. I can check one before you write.

Manufactured homes

Single-wide, double-wide, retail or chattel. I know which investors take them and exactly what they need to see.

Self-employed & investors

Write-offs make qualifying income complicated. I work the returns up front, and DSCR is there when the rental has to carry itself.

Real estate investors

Let the rent qualify the loan.

Buying your first rental or your tenth? A DSCR loan looks at what the property earns, not your tax returns. Before mortgages I ran a real estate investment company, so I know how to get a deal like yours closed.

  • 01No W-2s or tax returns with DSCR
  • 02Close in your name or your LLC
  • 03Single-family, 2 to 4 units and short-term rentals

~ Estimate at a 7.5% rate on a 30 year loan, with Alabama rental property taxes and insurance counted in. Most DSCR programs look for 1.0 or higher. Not a commitment to lend.
